Analyst, Specialty Underwriting and Portfolio Management - CRE

The Underwriting organization is responsible for working with internal partners to underwrite new loans. Our Underwriters support the Commercial Bank’s growth and ensure we have a scalable, well-managed business. This role supports the West Coast Balance Sheet group within Commercial Real Estate.

As a Commercial Real Estate (CRE) Underwriting Analyst, you have advanced beyond the fundamentals of credit risk management and are expected to perform most responsibilities with minimal oversight. In addition to identifying risks and mitigants, you begin to identify and escalate trends or anomalies on individual deals or within the portfolio. 

Responsibilities:

  • Perform comprehensive underwriting by analyzing property operating statements, rent rolls, lease abstracts, and pro forma projections for various asset types (Multifamily, Industrial, Retail, Office, etc.)

  • Prepare financial modeling inputs with little guidance; understand model mechanics and analyze key real estate metrics to determine the borrower’s ability to meet current debt service obligations as well as refinance at maturity

  • Evaluate the underlying real estate market fundamentals, including submarket conditions, vacancy and rental rate trends, new supply, and the assets’ competitive positioning within the market. Synthesize research and draw conclusions

  • Conduct in-depth analysis of individual and corporate guarantors, including a thorough review of personal/corporate financial statements, tax returns, liquidity, contingent liabilities and global cash flow from assets to assess their financial strength and capacity to support the debt

  • Author clear and comprehensive credit approval memorandums that identify property and transaction risks and mitigate through structural protections; provide a well-supported recommendation for risk rating based on property performance

  • Review and evaluate third-party reports, including property appraisals, environmental site assessments, and property condition reports

  • Prepare term sheets, commitment letters and fee letters with guidance; basic understanding of credit documents. Begin to shadow more senior underwriters on reviewing and negotiating legal documentation

  • Coordinate and complete closing process requirements. Respond to requests from all internal and external stakeholders; exhibit a sense of urgency toward meeting client requests

  • Ensure underwriting data is accurate, timely, and complete within internal systems to ensure strong reporting capabilities

  • Build relationships across function and business to foster collaboration between partner groups

  • Participate in internal initiatives to ensure the business is well-managed and operates efficiently

The Ideal Candidate Is:

  • Detail-Oriented: Meticulous in their review of financial data, written approval packages, leases, and third-party reports

  • Market-Aware: Passionate about real estate and stays current on market trends, transactions, and economic news

  • A Self-Starter: Able to work independently, problem solve, manage a pipeline of deals, and meet deadlines

  • Collaborative: Works effectively with relationship managers, credit officers, legal counsel, and clients to meet client needs, obtain information, assess risk, and proactively identify adverse trends or issues

Basic Qualifications:

  • Bachelor’s Degree or Military Experience 

  • At least 2 years of experience in credit underwriting, portfolio management or commercial real estate

Preferred Qualifications:

  • Completion of a formal bank credit training program with a focus on real estate

  • Proficiency in ARGUS, CoStar, and other real estate-specific software platforms

  • Knowledge of CRE loan documentation and legal considerations

  • Advanced proficiency in Microsoft Excel and/or Google Sheets for financial modeling and analysis

The minimum and maximum full-time annual salaries for this role are listed below, by location. Please note that this salary information is solely for candidates hired to perform work within one of these locations, and refers to the amount Capital One is willing to pay at the time of this posting. Salaries for part-time roles will be prorated based upon the agreed upon number of hours to be regularly worked.

Charlotte, NC: $115,900 - $132,200 for Analyst, Specialty Underwriter & Portfolio Manager


McLean, VA: $127,500 - $145,500 for Analyst, Specialty Underwriter & Portfolio Manager


Plano, TX: $115,900 - $132,200 for Analyst, Specialty Underwriter & Portfolio Manager









Candidates hired to work in other locations will be subject to the pay range associated with that location, and the actual annualized salary amount offered to any candidate at the time of hire will be reflected solely in the candidate’s offer letter.

This role is also eligible to earn performance based incentive compensation, which may include cash bonus(es) and/or long term incentives (LTI). Incentives could be discretionary or non discretionary depending on the plan.
